On younsters making flat booking

Some gems and some misses on this thread.

1. Most people buying in their 20s get by with a little (or lots) of help from mummy papa (mera chotta sa pappu is possible in 20s, not easy in 40s!!!!). If nothing else, they are a safety net in emergency like loss of job. And yes, however deplorable, dahej plays its part.

2. Loan in 20s is good from sociology point of view - it becomes compulsory saving and EMI acts like SIP into property for well earning youngsters. Otherwise Galaxy s3 and UK vacation will destroy the big salary very fast. Anyone in 20s earning 70K after tax and not able to save / has big spend habits is best served by being convinced into a home loan. Otherwise disciplined saving is difficult (even I find it difficult)

3. I am horrified to hear people say flat comes before car - a car is essential and Nano/Alto (or second hand car) is there for those who cannot afford. People earning 70K after tax are not supposed to use bikes for transport - its for those in 15-20K bracket. Putting flat booking ahead of car is just plain wrong. Life is for living. Saving for future comes after that.

4. Similarly if already have affordable car and a couple of affordable homes, a better car comes before a luxury home. The cheaper expenditure comes first.

5. Similarly, a productivity tool like a cell/lap top/TV comes before car.

6. And luxury phone/laptop/ipad/LEDHDTV comes before luxury car (but after basic car and basic flat - this is where younsters can go astray - the lure of ipad and S3 is too much).

7. Since basic phone comes in school, after first job comes phone with email /internet (/basic android) , computer with internet, then bike, then interview clothes, then better flat on rent, then furniture, then basic car then savings of about 10L, only then comes basic flat booking for diversification of investment. After 1 or 2 flats comes better gadgets, then better car and then best/IDEAL job, FINALLY comes the IDEAL flat (whatever your salary from ideal job can afford), usually after marriage and completion of family and deciding city.

What is so difficult about this????? Its a mathematical progression.
